A Division 08 bid arrives as a schedule of openings. ReadyVariant prices each one, door and frame together, from the size grids, adders and rules you already publish, and turns the schedule into a branded quote.
Openings, not line items
Each line is an opening: a mark, a size, a hand, a fire label, and single or pair. The door and the frame come from their own catalogs, share those inputs, and keep their own prices. A pair prices two leaves. Alternates add or deduct from the base bid.
Your price books, as published
Size grids with a blank corner, series stacked or side by side, adders per square foot or per linear foot, percentages such as A60 galvannealed, and footnotes about oversize doors and minimum charges. Every price keeps the cell it came from.
Conflicts caught before the quote
Rule sheets and confirmed footnotes stop a 90-minute door with an oversized lite, a knock-down frame on a 3-hour opening, or a door beyond the size limit, and each comes with the reason and a suggested change. Anything that needs engineering is marked for review rather than priced.
Hardware sets become priced preps
Add the hardware sets (spec section 08 71 00 or the hardware schedule) and each opening’s HW SET sets its preps: cylindrical or mortise lock, rim, mortise or vertical rod exit device, surface or concealed closer, electric strike, power transfer, door position switch, flush bolts, and heavy or continuous hinges. Each prep is priced from your own adders and cited to the hardware line and page it came from. A line it can’t name is never guessed: you choose once, and the choice is reused. A prep your price book doesn’t price is flagged for review, never quoted at $0. When the hardware sets change in an addendum, the openings that use them are re-priced.
The spec section, read clause by clause
Add the hollow metal section of the specification (08 11 13) as a PDF or Word file, or upload the whole project manual and the section is found for you. Gauge (from decimal thicknesses or SDI levels), steel, core, edges, frame construction and finish are read for exterior and interior openings, matched to your price book and applied to each opening, each citing its clause, such as 2.4.B.1.c. Where the schedule calls for a 16-gauge frame and the spec requires 14 gauge for exterior frames, the opening is flagged before you quote it. Clauses that apply only “where indicated”, or anchors that depend on the wall, are listed for you to check.
From schedule to issued quote
Import the contractor’s schedule, or the architect’s PDF sheets, translate its door and frame codes once, resolve exceptions in groups, and issue a quote with your logo, clarifications, exclusions and alternates. Send it as a private link: the contractor accepts online with a PO number and you are notified. When an addendum arrives, re-quote from the revised schedule: the mapping and code translations carry over, edits you made are protected, and the revised quote prints exactly what changed, opening by opening, with the net price change.
A submittal when you win
Every project has a door and frame submittal with no prices. It holds the opening schedule with each opening’s construction and preps, the preps by hardware set with the hardware line behind each, and a specification compliance matrix: each 08 11 13 requirement, what you provide, on which openings, and whether it complies or is a deviation listed in your clarifications. A reviewer stamp is on the last page.
What it does not do yet
ReadyVariant does not produce shop drawings or CAD, certify labels, price finish hardware (hardware sets drive the door and frame preps, not the hardware itself), read scanned price books, hardware sets or specifications (scanned schedules are read by OCR and checked sheet by sheet), or keep a separate price book per customer (price levels apply a multiplier per product line). Online acceptance records who accepted, the PO and a typed signature; it is not a certified e-signature. A workspace has an owner who invites estimators and viewers. It is in customer preview; start with one door series and one frame series.
